ACCESS STATEMENT |

Introduction
Our self catering flat is on the first floor of a detached
building. We have
tried to provide as much information as possible in this statement, if
you have any questions please not hesitate to contact us.

Pre-Arrival

Bookings and/or enquiries can be made via email on our website, or by
telephone.
The nearest bus stop to the apartment is half a mile away.
The nearest train station is 1.57 miles away.
There are accessible taxis at the station.
We can arrange for shopping to be delivered on arrival. |

Arrival and Car Parking Facilities
There is a car park at the rear of the building with an allocated space
for the flat. This is
accessed by a shallow slope from the road to the parking bay, and this
driveway is 2.7m wide x 30m long, sloping gently to rear car parking at
left hand side of car park.
Car park is covered with 20mm pea shingle and parking is 7m to first
access step to flat, which you pass on your right as you drive in.
Steps up to balcony:
13 steps in total. First step is 26cm high x 23.5cm deep and 80cm wide. Next ten steps are 20cm high, 23.5cm deep and 80cm wide. Twelfth step is 26cm high x 23.5cm deep and 80cm wide. The thirteenth step is 8cm high, 23.5cm deep and 80cm wide, to decked balcony.
Handrails on left and right side of steps.
At the top of steps, the distance to the railings in front of the steps
is 107cm. The railings are
95.5cm high, all the way round the whole balcony.
The balcony bears to the left, and this space is 202cm wide.
Then small step 4.5cm to further decked area. The door on the
left is for other flats.
The balcony then bears to the right, and this area is 408cm long to the
next railing and 221cm wide, bearing left to the front door at 2A St
Cuby. Width of decked area in front of the door is 221cm wide. The
railing is on your right hand side throughout. |

Main Entrance
Front door is 75.5cm wide, and the threshold is 5cm high.
The door opens inwards and is hinged on the left.
Entrance into small hall, 145cm wide x 207cm deep with wooden
floor. Anti slip doormat.
Cupboard on left 81cm high x 77cm wide x 25cm deep.
Door to right to first bedroom. |

First Bedroom
Carpeted.
Door opens inwards 72cm wide, hinged on left. Bunk beds provided, full adult size, height to
top of first mattress 47cm, height to top of top mattress 127cm.
Steps to top mattress at right hand side of beds.
Non feather pillows, duvets provided with anti allergy pillow and
mattress protectors. Width
from bed to wall 162cm.
Largest free space clear of doors and furniture is 162cm x 111cm.
Fitted wardrobe access is around end of bed, not accessible by
wheelchair. |

Entrance into Lounge, then Kitchen
From entrance hall, access to lounge through doorway 68.5cm wide. To
left of this doorway in the entrance hall is a fire extinguisher, wall
mounted at low level, and emergency lighting. No door.
Smoke alarm immediately overhead.
Narrow part of lounge 98cm wide x 158cm long.
Doorway immediately left once through lounge doorway, to kitchen,
76cm wide. 13mm threshold dropping down into kitchen.

Kitchen
Non slip vinyl floor covering.
Cupboards on right hand side, all along opposite wall and left hand
side,
wall units opposite and to right.
To left of kitchen entranceway is portable butterfly leaf table
with four chairs stored inside.
Height is 76cm x 87.5cm wide x 37.5cm deep, folded.
Can be moved into small dining area in lounge as on castors.
Opens to 137cm long x 87.5cm wide to accommodate seating for four
people. Kitchen worktop
height is 90cm, oven door
is drop down type, height of lowest shelf from floor 31cm, accessed from
front only. Sink and hob at
worktop height. Free space
in kitchen 245cm x 136cm.
Evenly lit kitchen with lights over hob, central ceiling light with four
spots, and six lights under wall unit.
Good contrast between floor and units, tiles and worktop.
Fridge/freezer integrated.
Highest shelf in fridge is 178cm high.
Freezer under fridge.
Dishwasher is to the left of the oven, integrated.
Washer/dryer to right of tall cupboard on left hand wall, front
loading only. |

Lounge
From kitchen, enter lounge to left. Wooden flooring.
Length of lounge is 3.95m, x 4.87m wide.
On left hand side, radiator valves protrude 13cm from wall.
Gap between wall and back of settee is 81cm.
From end of
narrow part of lounge, the settee side is 104cm away.
Depth of side 91.5cm, dimensions of settee height 89cm, and 185cm
long. Turning right from
narrow part of lounge, settee on right hand side, side on, same size as
other settee. Bin by side
of settee 36cm high with an open diameter in the top of 30cm.
Gap between settees, arm to arm, 63cm.
Wall mounted flat screen TV with freeview, teletext, DVD, CD,
radio (no video) and remote control, on wall opposite lounge entrance.
DVD player located in cabinet to left of TV.
Free space in front of TV and settees is 213cm x 320cm.
Settees are moveable but heavy
as they include a pull out double bed in each one.
All furniture is non feather and ignition and match resistant
(brand new). Both settees
are double, with arms.
There is a further tub chair in the master bedroom if needed. Cupboards
to left and right of Art Deco shape fire surround, with granite plinth.
Emergency lighting at almost ground level in corner to right of
French Window, behind a nest of 3 tables.
French Doors opening 148cm wide, threshold 8cm up to wooden step
which is 26.5cm deep. Then
further 3.5cm threshold, dropping to wooden decked balcony, total drop
8cm. Balcony is 236 cm deep x 10.50m wide.
Railings as before,
95.5cm high. Left hand side
is garden furniture store which is 148cm wide x77cm deep and 112cm high.
Pots located at regular intervals along base of railings, largest
pot is 30.5cm in diameter.
Three angled retaining stantions protruding 25cm into balcony space,
spaced 270 cm apart. |

Hall
Entrance to next hall from lounge is 74cm wide, located at opposite end
of entrance to lounge, giving a clear passage from lounge entrance to
entrance, behind settee.
Glazed door hinged on right, opening inwards. Fire extinguisher
on left hand wall at low level, with emergency lighting.
Hallway is 205cm long x 103cm wide at narrowest point.
Carpeted. On left
hand wall is consumer unit cupboard 62cm high x 120cm wide and 20cm
deep. Picture light on
wall, switch operated, provides hall lighting.

Master Bedroom
Door 74cm wide, hinged on left, opens inwards.
Built in cupboards to right hand side, 22cm in from right hand
side of entrance. Bedroom
is
3.55m wide x 3.77m deep.
Floor is carpeted. Double bed provided is 4foot 6 inches, with
memory foam mattress, height to top of mattress from floor 50cm.
Bed is located on same wall as entrance door, with bedside tables
each side, with lamps. Non
feather pillows, duvets provided, and anti allergy pillow and mattress
protectors. All
sheets and pillowcases are 100% Egyptian cotton.
Largest transfer space is right of bed, 150cm in front of
cupboards, 242cm from dressing table (opposite door) to door when it is
open. Vibrating and strobe
light fire alarm on left hand bedside cabinet but can
be moved to opposite side on request.
Feather pillows available on request.
From bedroom, exit back into hall, entrance to bathroom on right. |

Bathroom and WC
Door is 74cm wide, hinged on left, inward opening.
Non slip vinyl covering.
Basin located immediately you enter, 81cm high x 50cm deep x 63cm
wide. P bath to left,
height 57cm. Mixer shower
over bath, thermostatically controlled.
Free space in bathroom, free of doors and furniture is 1.21m x
76cm. Toilet seat height
42cm. No available
space to left. To right is
swing bin sanitary disposal bin and moveable combined toilet roll and
toilet brush holder. Good
colour contrast between sanitary ware and tiles.
Release mechanism on outside of locked door.
Space under washbasin is free (no pipes or vanity unit). |
